Foxtail Coffee Opening Monday, March 20th at The Dr. P. Philips YMCA!!!

In Dr. Phillips, we have virtually everything we need without leaving the area from schools and churches to golf, shopping and a smorgasbord of restaurants.  The one thing we don’t have is a community hub…

Well, The Dr. P. Phillips YMCA is fast becoming the hub for our community.  The Y not only provides countless exercise, swimming and youth sports options, but also offers the following to our community:

Food and school supply drives,

Togetherhood Educational Speaker Series,

Easter Egg Hunt,

Healthy Kids Day,

Fall Festival,

Holiday Event,

And most recently a weekly Farmers Market!

Now, the Dr. P. Phillips Y is absolutely thrilled to be partnering with Foxtail Coffee to open a franchise location “inside” the Dr. P. Phillips YMCA that will not only serve the Y’s membership, but also the Dr. Phillips community – it will be open to the public!

One of the best things about this partnership, aside from the delicious coffee, teas and treats, is the owners, Sarah and Matt Beck.  They are genuinely good people.

Matt and Sarah hail from Michigan where they were high school sweethearts.  Matt went to the Air Force Academy and served our country while acquiring several degrees in finance.  Sarah was a collegiate athlete in rowing and majored in Kinesiology focusing on health, wellness and personal training.

Their lifestyle aligns with the Y as they have always been engaged in their communities volunteering their time, talent and treasure with Big Brothers Big Sisters, Armed Forces Parades, community clean-up, and in various soup kitchens to feed those in need.  Additionally, Sarah joined the Dr. P. Phillips Advisory Board last year and sits on our Youth Development Committee.  Needless to say they lead a very active lifestyle…

Sarah and Matt with their two children, Grayson and Emmi, have not only chosen our community to call home, but they have invested in our community personally, philanthropically through volunteerism and professionally by creating jobs with their new business venture.

They have completely remodeled the space in the Dr. Phillips YMCA and it looks AMAZING!!!

Using the mobile app, you can order coffee to be ready after your work out or as you swing by the Y throughout the course of your day.

Also, there will be several mobile order parking spots in the small parking lot adjacent to Wallace Road where you can walk right in through the patio!!

And Matt and Sarah have already begun fostering relationships with local schools and churches and will be a regular fixture at the Dr. P. Phillips YMCA’s Farmer’s Market that occurs every Sunday from 900am – 100pm!

And did I mention that Sarah and Matt got engaged in a coffee shop and it’s always been a dream of theirs to open a shop of their own!

Foxtail Dr. Phillips will be my home for all business meetings. They will be opening their doors on Monday, March 20th to our community so be sure to swing by, say hi and treat yourself to any of their delicious coffee, teas and treats!  Let’s show them our support…

An Exceptional Home Buying Experience for Eddie and Ciara by Going The Extra Mile…

A follow-up to a post two months ago…

My apologies as I meant to publish this earlier, but it’s been very busy.  However, I’m STILL excited for Eddie, Ciara and their kids having closed on this beautiful home two months ago!!!  I thought I’d detail this home buying experience should anyone want some insight into some of the things that goes on behind the scenes in servicing our customers.  I like to go the extra mile (and love it) to provide my clients an exceptional home buying experience.  And you can read more about said experience here…

Their family was looking for very specific features in a home, neighborhood and community and found it all in the gated golf community of Stoneybrook West. They enjoy an active outdoor lifestyle and are sure to find it here in the Winter Garden area. And it’s a good thing Eddie loves golf because this home has its own putting green and sits on the golf course… which is in the process of reopening!

I’d like to thank everyone involved in this quick, smooth and uneventful closing. Communications were clear, responses were expeditious and all details were attended to by:

Eddie and Ciara were the perfect buyers and made my job so much easier!

I worked very hard to service them well and treat them how they deserved… though the organizational aspect came naturally to me. You see I have this inherent unique ability, like many of you, called OCD.  It’s my superpower!  Combine this with the innovative tools and resources provided by Coldwell Banker and it’s a formula for an “exceptional customer experience.”

There’s a reason why we have two eyes, two ears and only one mouth.  I try to spend twice as much of my time listening and observing so I can catch all the details and attend to my clients’ wants and needs… and then I react and respond quickly.  Here are some of the value-added things I did for Eddie and Ciara:

  • Conducted a detailed interview for their preferences i.e. location, home features, community, pets, kids, pool, place of work location, timeframe, golf cart community, lifestyle, likes and dislikes about previous homes, friends in Florida, travel history of Florida, etc. And I asked for feedback continually honing their home options.
  • Hand-picked properties by reviewing photos for properties meeting their preferences rather than set them up on “auto search.”
  • Virtual showing of the home flipping every switch, turning every knob and pushing every button i.e. treating the home as if I was purchasing it for myself.
  • Sending pictures and videos of the neighborhood as I drove in from the entrance to the home.
  • Taking pictures of all major appliances and systems including manufacture date.
  • Pulling Orange County permit history, tax records and all relevant data on the home.
  • Gave them suggestions for dinner venues and things to do in Orlando during their visit.
  • Attended the home inspection… though not required to do so.
  • Reviewing the home inspection report for them as they were very busy.
  • Eddie asked about how to prune a type of plant in the flowerbed… I found out with help from my neighbors on NextDoor.
  • Insure they knew where the water shut-off valve was located for plumbing emergencies.
  • The home inspector mentioned they may need a wrench for the water shut-off valve at the street. I found one at my neighbor’s yard sale.
  • Checked on the status of the club house and golf course re-opening.
  • Arranged for a mobile notary to complete the closing.
  • Mailed a Hallmark card to Ciara’s parents’ (as they were out of town on the date of the closing) so as to surprise where her parents gave them the card after signing the paperwork.
  • Offered to help fix items like sprinkler heads.
  • Obtained mobile application information for RING doorbell, sprinkler system console and home air conditioner thermostat.
  • Provided information to turn on all utilities.
  • Assumed the role of caretaker for the home holding all the keys and garage door openers until their arrival.
  • Introduced myself to the neighbors and asked them to keep an eye on the home until Eddie & Ciara’s arrival.
  • Expedited signed settlement statement for their children’s school registration.
  • Gave Eddie and Ciara referrals (of people I know and have done work for me) for: pest control, lawn care, locksmith, handyman, lenders, painting, gutters, home warranty, tree trimmer and termite bond.
  • Set a reminder for them to apply for Homestead Exemption. You’d be surprised how many homes I show to customers only to find it’s their primary residence and not homesteaded.
  • Paid for the lawn to be edged and mowed so it would be one less thing to do upon moving in.
  • Met the carpet cleaners for Eddie and Ciara.
  • Arranged for any packages to be held by the neighbors until their arrival.
  • Paid for lawn care for one week so Eddie could wait a few days to mow the lawn so they could unpack.

Eddie and Ciara experienced a rather problematic journey by train to Orlando and were running behind schedule.  So, I went to the home and waited while the movers moved everything inside the home and left my customary welcome gift (that I leave for all of my clients) along with some treats from Panera bread to greet Eddie and Ciara when they arrived.

I think most things are that much the better when people remember the details.  Sure, it may take a little bit longer but it’s worth it.  And I LOVE taking care of my customers!!!

I Was The Target of an Online Scam… Tips for Protecting Yourself From Cyber Fraud.

Technology is a wonderful thing and has given us many things…

  • The ability to communicate more efficiently… though I do like hand-written letters.
  • Advances in agriculture for efficiencies and feeding the hungry.
  • Creating globalization by bringing together countless countries.
  • Education has been made more fun and engaging.
  • The availability of knowledge 24 hours a day.
  • Medical research to prolong or cure disease and health ailments.
  • Creative marketing venues for virtually every demographic.
  • And so much more!

And with great power comes great responsibility where one person’s tool is another person’s weapon i.e. online scam artists.

This past Sunday I was the target of a scam artist.  Here’s how it happened:

I sent a friend request to someone I knew on Facebook who had five friends in common (from my office) so I was quite certain it was a legitimate profile (and it was).  A couple of days later (on Sunday) I received a Messenger conversation from this same new Facebook friend with a friendly greeting using an Instagram profile.  Coincidentally, I just attended an event where this new friend was speaking.  She’s a seasoned veteran in the real estate industry and now coaches agents on success strategies.  I thought she was just saying hi so I engaged in conversation with her as she is a very personable and approachable person.

Shortly into the conversation this person mentioned the “Catalog of Federal Domestic Assistance CFDA Grant.”  I thanked her for sharing this nugget that might potentially help people I know and my customers and replied I’ll look into it.  Then this person immediately shared a link to an attorney that handled the transaction for her where she received $50,000 in grant money towards her mortgage and didn’t have to pay it back.  WOW…WHERE DO I SIGN UP?

I’m not the sharpest tool in the shed, but I wasn’t born yesterday either.  As the conversation progressed, I became a little suspicious as I know people that have been targets of potential scams.  And there were already some red flags.

I immediately researched the grant and it didn’t appear to be something I was eligible for and the beneficiaries of the grant were different than those mentioned in the chat conversation.

Also, I did a reverse Google Image search of the attorney and found out it belonged to another woman whose name was different.

Then I looked up the alleged scammer’s profile on Instagram and saw that it was a new account with zero followers and zero people following.  This was a big red flag as this person has over 3,600 friends on Facebook!

Lastly, I asked the scammer what day I saw them speak at our company event here in Orlando then to email me using our company email addresses.

Big surprise… they replied asking why I needed that information.

I then immediately contacted both individuals through direct confidential channels to advise them of this potential scam and reported the profile to Instagram and Facebook.  Here is the scam alert I found online:

The sad thing is that some scam artists can be so convincing that some people believe these scams and lose large amounts of money with no hopes of being compensated for their loss.  Technology has provided these nefarious individuals both anonymity and efficiencies for scalability.   If it wasn’t working then why would the scam artists continue to target individuals?

If you suspect you might be the intended target of an online scam, I would suggest doing the following:

  • Think and research first.
  • Never give any personal, financial or sensitive information at any time.
  • If the scam artist is presenting themselves as someone you know, contact that person directly through other channels to confirm it.
  • Ask questions about your relationship with this person that the scam artist should know “instantly.”
  • Do not click on any links or download anything as it could be a virus or spyware.
  • Use the same technology the scammer is using against them:
    • keyword search from the conversation i.e. email address, names, contact information, etc.
    • Reverse Google Image search.
    • Look at their profile on the appropriate social media venue for red flags i.e. new account, zero followers, friends in common, etc.

And if you have any doubt, call a friend.  Not all of us are rocket scientists and the Internet or social media can be a little overwhelming.  If you are being approached by someone with urgent good or bad news or an opportunity, then you’ll be contacted using appropriate and legitimate means and able to confirm the person and legitimacy of the information easily. You do not need to respond right then… research everything first.

Most organizations (AARP, SSA and others) have warnings on their website and even send notices in the mail that they will not call, text or email or some variation.  If the purported organization can be found on the Internet, try calling them via the phone to verify (without providing any personal information) as scam artists do also create fake websites.

If scam artists worked as hard at an honest job as they do scamming people they certainly wouldn’t have to worry about money and would certainly avoid incarceration or worse.

The biggest advice I can give you is if it sounds too good to be true… it likely is.

How to Build Your Children’s Credit History so They Are “Loan Ready” to Buy a Home Sooner Than Later.

I’m quite certain some of you know about this financial tip, trick and life hack.  However, I’m equally certain that a large majority of people do not.

You can actually start building your children’s credit history while they are still “children.”

They can ride on the coattails of your long-established good credit history.

I’m sure you already know, but let me reiterate why this is so very important.

One of the advantages of having good credit is it gives consumers more buying power so they can avoid higher interest rates and have more buying power.  Your credit score is a reflection of how well you manage your money.  It measures your fiscal responsibility with the three credit bureaus Equifax, Experian and Transunion.  Ranges depend on the credit scoring model, but generally show:

580 – 669        Fair Credit

670 – 739        Good Credit

740 – 799        Very Good Credit

800 – 850         Excellent Credit

Having good credit entails using credit equally as much as “not using” available credit and maintaining a good debt-to-credit ratio.

If you want your kids to be “loan-ready” to buy a home sooner rather later here are the steps you should take:

  1. Add your children as an authorized user on your credit card.
  2. Attach their Social Security Number to the card so the account history reports to the three credit bureaus.
  3. Also, you may want to add a credit limit just in case lol.
  4. Then be sure to “freeze” the credit bureaus afterwards to prevent identify theft.
  5. Teach them about basic finance and how credit works.

Many financial institutions have no age limit and some have a minimum age of 13 – 16 years old.  So you’ll want to check with your bank or credit card company.

Also, it’s important that your kids establish and practice responsible credit behaviors:

  • Pay bills on time.
  • Pay off debts quickly.
  • If you have a credit card balance, keep the balance well below the credit limit.
  • Apply for credit cards in moderation keeping your debt-to-credit ratio in mind.
  • If possible, avoid cancelling credit cards or do so in moderation as this shortens the length of your credit history.
  • Check your credit reports regularly.

I should add a caveat and tell you that I am not a financial professional or an advisor, but I read a lot about finances.  My own credit scores are well over 800… that didn’t happen by chance.

And if you live in Florida, Financial Literacy will soon become a graduation requirement for students who enter high school in the 2023 – 2024 school year.  Governor DeSantis signed this bill, titled the Dorothy L. Hukill Financial Literacy Act, on March, 22, 2022.  Financial competency is a much-needed life skill for everyone and starting your children on their financial education as early as possible can only help them.

One more thing that I’ve seen parents do is invite their kids to live with them for a year or two, after they’ve joined the workforce, to save up for their first-time homeowner down payment!

I Genuinely Respect You for Wanting to Sell Your Home on Your Own…

I genuinely respect any homeowner who wants to sell their home themselves.  After all, the homeowner lives in the home… who knows the home better.

Let me give you a statistic.  Only 8% of For Sale By Owner (FSBO) homeowners are able to successfully sell their home themselves and do so for the price they want.

Also, there are typically only a handful of reasons why homeowners choose to sell their home themselves.  Let’s discuss them.

Avoid paying a commission

Although commissions can vary let’s use a 6% commission for this example.  You want to save $24,000 by not paying a REALTOR® a commission on your $400,000 home.  Did you know that Coldwell Banker statistically sells home at a selling price 20.7% higher than the National Association of Realtors average? You need not worry about the 6% commission now.

Bad experience with a REALTOR®

First, I’m so sorry you’ve had a bad experience with a REALTOR®.  Unfortunately, there are professionals in every industry that are a poor representative of their profession.  This can be solved and easily avoided though.  Ask your friends, family and co-workers for references then interview several of them.

Because you can… or can you?

There are over 200+ tasks a REALTOR® performs during the course of a transaction.  And we’re not talking about assembling a piece of furniture from IKEA either.  There are legal and financial ramifications involved that if not done properly could have severe consequences on you.  Let’s compare selling your home yourself to a Do -It-Yourself project.  You have to know what you can and cannot to i.e. your limitations.  When is a good time to pay someone to do the job for you?  Buying or selling your home is certainly  a project you do not want to take on yourself.

Now, Let Me Ask You Some Questions.

Like most REALTORS®, I work full-time at selling homes… what do you do for a living?

Do you know how to prepare your home for selling?  I’m sure there’s a YouTube video on it somewhere.  Unfortunately, it’s not a one size fits all scenario.

Do you know how to properly price your home? Sure you can just use some popular real estate website… they’re always right.  If you price your home improperly from the beginning your home will stay on the market longer and potential buyers may not give it a second look wondering what is wrong with the home. We have the tools to generate intelligent pricing from market statistics and current home values at our disposal.

Do you have time to learn, understand and execute the 200+ tasks involved in a real estate transaction that would need to be completed in 30 – 60 days?  We will handle “everything” for you:

Do You Know The Real Reason Why Your Home Listing Was Cancelled?

I absolutely love talking to homeowners whose listing was cancelled with a REALTOR®.  This is a genuine teaching (or should I say learning) moment as we’re always learning right?

Some of the reasons may elude the homeowner and some they may be aware of and frustrate sellers.  It is the REALTORS’s responsibility to guide our customers through the buying and selling process while managing emotions and stress to accomplish our customers’ home goals.

Perhaps the home was not actually ready to be on the market and it was listed anyways?

Was the home priced intelligently and competitively?

Maybe there wasn’t enough interest in the home for one reason or another due to inadequate listing and marketing?

Or maybe… just maybe… you had an unpleasant experience with your REALTOR®?

Let’s take a deeper dive into the most common reasons a home’s listing is cancelled in the MLS.

#1 – Reconditioning

Recondition or stage the home if needed.  We are the only broker in the world that has a reconditioning program called Realvitalize.  With no initial out-of-pocket costs to you, you can use this program to clean, repaid and remodel your home as needed and defer payment until closing.  Any repairs made will most certainly help the sale of the home and pay for themselves when it’s time to close.

#2 – Price the home correctly.

One of the main reasons home do not sell is pricing.  More times than not a home is overpriced.  This is why we have numerous tools at our disposal to compare your property to other similar properties that allow us to “intelligently price” your home.  Your home should be priced around the average price of similar comparable properties in order to attract more potential buyers then inherently this should push the selling price up.  If you price your home too high then you run the risk of it staying on the market longer and potential buyers may wonder if there is anything wrong with the property when a simple price reduction can get you back on track.  Your REALTOR® should price it correctly at the beginning, but if a price reduction is necessary, you should compare the “carrying costs” of paying for your home for months upon months as compared to said price reduction.

#3 – List and market the home properly.

Having a desirable home is not enough.  The home’s description should be comprehensive detailing land site, interior, exterior, neighborhood and community features.  Reconciling this information with county tax information and MLS data to ensure accuracy is important.  There is a lot of preparation that goes into the proper preparation and marketing of the home including any special considerations needed by the seller.

#4 – Bad experience with a REALTOR®

First, I’m so sorry you’ve had a bad experience with a REALTOR®.  Unfortunately, there are professionals in every industry that are a poor representative of their profession.  This can be solved and easily avoided though.  Ask your friends, family and co-workers for references then interview several of them.

  • Ask your friends, family, neighbors and coworkers for REALTOR® references then interview them extensively.
  • Educate yourself on the buying and selling process and ask your REALTOR® to do the same.
  • Know your home goal wants, needs and preferences.
  • Get your finances in order for pre-approval and DO NOT change jobs, buy anything big (including 0% financing) or pay off anything just yet. Your REALTOR® and lender can walk you through the Do’s and Don’ts.
  • Establish communication preferences with your REALTOR®.

The home buying and selling process can be stressful, but it doesn’t have to be.  As the boy scouts would say… “be prepared” and everything will work out just fine or at the very least with fewer hiccups.

  • Ask your friends, family, neighbors and coworkers for REALTOR® references then interview them extensively.
  • Educate yourself on the buying and selling process and ask your REALTOR® to do the same.
  • Know your home goal wants, needs and preferences.
  • Get your finances in order for pre-approval and DO NOT change jobs, buy anything big (including 0% financing) or pay off anything just yet. Your REALTOR® and lender can walk you through the Do’s and Don’ts.
  • Establish communication preferences with your REALTOR®.

The home buying and selling process can be stressful, but it doesn’t have to be.  As the boy scouts would say… “be prepared” and everything will work out just fine or at the very least with fewer hiccups.

You’re Doing Yourself a Disservice by Not Considering Coldwell Banker to Sell Your Home.

It’s safe to say that right now it is a seller’s market…

One could make the observation that all a REALTOR® has to do is place a For Sale sign in someone’s yard and sit back and wait for the offers to roll in.

Let me pose two follow-up questions.

If you are selling your home, don’t you want the absolute highest price you can get for your home?

Wouldn’t you want to get “all” possible offers instead of “some” of the available offers on the market?

These questions are rhetorical.  Yes, a seller wants the highest possible price and this is achieved by more extensive and progressive marketing that will garner more attention to your home, attracting more buyers, accepting more offers that in turn increases competition and translates to a higher sell price.

And would you agree that (generally speaking) the more and longer you do something the better you get at it?

It really comes down to three things that we try to do with every property:

#1 – Reconditioning

Recondition or stage the home if needed.  We are the only broker in the world that has a reconditioning program called Realvitalize.  With no initial out-of-pocket costs to you, you can use this program to clean, repaid and remodel your home as needed and defer payment until closing.  Any repairs made will most certainly help the sale of the home and pay for themselves when it’s time to close.

#2 – Price the home correctly.

One of the main reasons home do not sell is pricing.  More times than not a home is overpriced.  This is why we have numerous tools at our disposal to compare your property to other similar properties that allow us to “intelligently price” your home.  Your home should be priced around the average price of similar comparable properties in order to attract more potential buyers then inherently this should push the selling price up.  If you price your home too high then you run the risk of it staying on the market longer and potential buyers may wonder if there is anything wrong with the property when a simple price reduction can get you back on track.  Your REALTOR® should price it correctly at the beginning, but if a price reduction is necessary, you should compare the “carrying costs” of paying for your home for months upon months as compared to said price reduction.

#3 – List and market the home properly.

Having a desirable home is not enough.  The home’s description should be comprehensive detailing land site, interior, exterior, neighborhood and community features.  Reconciling this information with county tax information and MLS data to ensure accuracy is important.  There is a lot of preparation that goes into the proper preparation and marketing of the home including any special considerations needed by the seller.

Among the 200+ tasks a REALTOR® completes in order to buy or sell a home, don’t you want a REALTOR® that will do more than place a for sale sign in the yard.  The marketing of a home is very much a reflection of the REALTOR’s professionalism.  I would want my REALTOR working just as hard for me in a seller’s market as a buyer’s or balanced market.

My Home Away From Home… the Dr. P. Phillips YMCA.

I absolutely love writing! I love the excitement of finding a topic that intrigues me, the research in educating myself on said topic and the writing process itself.  My hope is that you’ll able to take away one thing from any blog you read and use or adapt it into your own life… Enjoy!

If I’m not home or helping my customers sell their home or find their dream home… you’ll more than likely find me at the Dr. P. Phillips YMCA (DPY).  The Y, the staff, the members and the Advisory Board are always on my mind.

Interesting fact… the Y actually rebranded themselves to “the Y” in 2010.  Communities and members for years prior had affectionally call the “YMCA” the Y” for many years so they rebranded!

I was first introduced to the Y in 2013 when watching one of my nieces play soccer at the DPY for the team my twin brother was coaching. That same season my niece asked if I would coach her team with her daddy and who could say no to that? As my niece would say “we’re a soccer family” dating back to grandpa who played semi-pro soccer, my dad who played college ball and my twin and I playing through high school. I jumped at the opportunity, soon after I joined the Y as a member then a volunteer.

So let me tell you about everything the Y has to offer our community…

Amenities

Wellness floor for state-of-the-art exercise equipment.

Racquetball and handball courts.

Lap swim pool.

Splash pad and slide.

Gymnasiums.

Locker rooms with showers, sauna and steam rooms.

Childcare for your children while you work out.

Teen Center.

Outdoor and front patio.

Café

The lobby at the Y is a beautiful space and although I can’t say anything yet, they are finalizing contracts with two fantastic food and beverage vendors to move into these spaces soon.  Needless to say we’re all very excited!

Equipment

Like a lot of gyms (though we’re much more than a gym), the Y has state-of-the-art exercise equipment.  You can watch TV, listen to music and countless other things depending on the equipment being used.  They do a good job of two things.  1) maintaining and upgrading equipment as needed and 2) listening to members about equipment needs.

Personal Training

And I might add that the Y has a team of personal trainers to help you progress towards achieving your fitness goals whatever they may be.  I’ve used their trainers several times over the years and it was a great experience.  It was nice having an accountability partner.  The trainers are a good source for developing fitness plans, learning technique and everything you need to get excited about a living a healthier lifestyle!

Group Exercise Classes

I’ve belonged to a lot of health clubs and I am very confident in writing the Y has not only the largest variety of group exercise classes than other brands, but has a higher frequency to accommodate members’ time constraints.  Why don’t I name a few…

P90X, yoga, Body Pump, Latin Cardio, Kickboxing, Pilates, RPR, pickleball, Indoor Cycling and Zumba… to name a few.  And yes, I’ve tried Zumba, it is a lot of fun and I’m still just as uncoordinated now as I was when I was clubbing in my youth.

The Y also has programs catered towards all demographics i.e. kids, young adults, and older active adults.

Sports

My parents did a great job of getting my twin brother and I involved in many different sports growing up and the Y has so many to choose from. Aside from playing, organized sports can provide kids with confidence, social skills and help them recognize the importance of hard work and being a team player. I think the Y’s athletic director sleeps at the Y and they go over and beyond giving players and coaches the resources needed to make sure the kids have fun and learn the game. The Y is always in need of coaches that align with their core values and honestly, I think the parents have just as much fun as the kids at practices and on game day. Some of the sports offered include: basketball, soccer, volleyball, futsal, and pickleball.  There are sports and leagues available for virtually every sport and every age group.  By the way, Pickle Ball has gained quite the following at the Dr. P. Phillips Y!

Camps

Summer time at the Y is absolutely insane!  There are so many camps and kids enjoying activities like athletics, arts and crafts, STEM offerings and more!  Let’s face it you’ve got to keep your kids occupied during the summer and spending time in a fun and safe place like the Y where your kids can make new friends is a great way to spend a summer!

Events

I subscribe to several of the Y’s social media platforms as well as their emails.  They do a fantastic job of keeping members engaged outside of fitness. In a pre-covid world the Y did something for just about every holiday and they are slowly getting back to this.  I’ve attended many events where the Y simply spares no expense.  Some of the past activities include: a multicultural holiday party including visits from Santa and Mrs. Clause,  5k community runs, health fairs, Easter Egg hunts, Healthy Kids Day, food drives and countless other family fun events. Whether it is to entertain the kids, a charitable cause or just to get out and meet new people… the Y is fairly certain to have something you can get behind, support and have fun.

Community

I can’t say enough about they Y’s involvement in the community through volunteering, fund raising, health awareness, educating youth and countless other programs. Their philanthropy efforts extend globally, nationally and in your community where you can volunteer your time, make a donation or help with other resources.  Of the few causes I support like my church (Holy Family Catholic Church), it’s nice to know that with the Y you know where your money is going and can even choose exactly what programs you want to benefit from your gift. They keep you well informed of the impact your contributions make through social media and other outlets.

Friendships

As I am frequently at the Y, a larger part of going is to socialize with the staff, friends and meet new people. I can’t think of a time where a staff member hasn’t greeted me with a smile or offered to help with something.  And let’s face it, some of the classes there challenge you both physically and mentally. What better way to meet new people than bonding during a class where we’re all challenging ourselves?

Staff

I really do need to give a shoutout to all of the DPY staffers.  Like many other professions including educators and first responders, they work tirelessly at and for the Y cause not only because they get paid to so, but because they believe in the Y’s mission and core values.  The staff voluntarily pledge to the annual support campaign.  They are engaged with events outside the scope of their job responsibilities. And they love it!  In many professions, you weave your professional life into your personal life.  At the Y, the staff weave their personal life into their professional life as they work long hours, with varying schedules and the Y is always top of mind for them!  Big shoutout to Chris D, Michele M, Bobby V, Lauren S, Brian, Christopher, Karen, Vonda, Steven M., Nate, Debbie M., Jody A., Kevin B, Michelle, Justin H, Craig, the entire 2022 DPY Advisory Board (and all Y employees) for all you do to selflessly support the Y!

In summary…

It’s really just a matter of finding what motivates you be it health goals, music, socializing or as cliché as it sounds… being a part of something bigger than yourself. Once you start going to the Y and participating in the many activities, it’s kind of hard to stop the self-perpetuating cycle of progress (not perfection) to your goals in mind, spirit and body.

I consider the DPY the “unofficial hub” of the Dr. Phillips community.  I scroll through NextDoor regularly and see posts where new residents to our community ask for places to meet new people.  And on more than one occasion, other neighbors respond with the Dr. P. Phillips YMCA… and I couldn’t agree more!

Also, I’d like to add that I wasn’t asked to write this for the Y. It’s just such a large part of my life.  I’m not only a fan of the Y…. I’m a volunteer and have coached, volunteered for events and now am blessed with the opportunity to serve as Board Chair for the DPY Advisory board!

That being said… I do hope you’ll consider visiting the Dr. Phillips Y!

Real Estate Licensing & Education July 9, 2022

ORRA Statistics About Lack of Professionalism in REALTORS®.

I spent this past Thursday at the Orlando Regional Realtors Associations (ORRA) attending a continuing education class taught by ORRA past President, Beverly Pindling.  She was very engaging and it’s clear why she’s a pillar in the Orlando Real Estate community.  Also, I might add that she is the first minority President of ORRA and I believe the first female minority president, too!  Beverly shared some very insightful and interesting information you may be surprised (or not) to read.

Let’s talk about consumer complaints against REALTORS®.

Of the 776 new cases received last year by the Florida Real Estate Commission (FREC), the governing body for REALTORS®, statistics show:

  • 32 complaints dismissed after investigation.
  • 101 letters of guidance issued.
  • 93 cases found probable cause.
  • 442 cases found no probable cause.

Many complaints had to do with behavior and lack of professionalism instead of law or ethics violations.  Statements taken directly from ethics complaints made to ORRA by consumers included those where the agent:

  • could not be reached.
  • wouldn’t return phone calls.
  • never seemed to care about the problem.
  • Did not address customers as Mr. and Mrs.
  • Didn’t explain what that mean.
  • Did not keep customer informed.
  • waited two days to present an offer.
  • showed up in a running suit.
  • talked down to the customer.
  • showed up late for every appointment.
  • was rude about everything.
  • wasted our time showing us houses that did not meet preferences.

Also, see the graphic below (be it a few years old) illustrating the trust factor of some of America’s professions provided by Forbes and Statista.  There may be a few that surprise you.

On a personal note, I’d like to add that exhibiting ethics, etiquette and professionalism is just as if not more important than anything else we do as REALTORS®.  Beverly would say:

“Do unto others as you would have them do unto you.”

And in taking it one step further follow the Platinum Rule by Dr. Tony Alessandra:

“Treat Others as they want to be treated.”

Maybe these are rules we should follow at all times personally and professionally?

One could argue why do you need a continuing education class  to remind you to be a good person professionally?  I feel confident that I, and countless other REALTORS®, do a good job by our clients and customers.  However, statistics show that improvement is needed industry-wide otherwise why would this certification be offered at all?  And the best way to lead and inspire change in others is by setting a consistent example one day at a time.  Keep in mind though that REALTORS® are people just like you, we do make honest mistakes and try our very best to service our customers how they should be served.

That being said…

I’m fortunate to associate myself with REALTORS® that in my humble opinion conduct themselves with ethics, etiquette and professionalism and are well-qualified to help you accomplish your home goals be it renting, buying, selling or investing.  They are my friends, including those at other brokerages, my neighbors and in my office at Coldwell Banker Southwest Orlando.  Our goal is quite simply to lower the statistics shared above.
