I Genuinely Respect You for Wanting to Sell Your Home on Your Own…

I genuinely respect any homeowner who wants to sell their home themselves.  After all, the homeowner lives in the home… who knows the home better.

Let me give you a statistic.  Only 8% of For Sale By Owner (FSBO) homeowners are able to successfully sell their home themselves and do so for the price they want.

Also, there are typically only a handful of reasons why homeowners choose to sell their home themselves.  Let’s discuss them.

Avoid paying a commission

Although commissions can vary let’s use a 6% commission for this example.  You want to save $24,000 by not paying a REALTOR® a commission on your $400,000 home.  Did you know that Coldwell Banker statistically sells home at a selling price 20.7% higher than the National Association of Realtors average? You need not worry about the 6% commission now.

Bad experience with a REALTOR®

First, I’m so sorry you’ve had a bad experience with a REALTOR®.  Unfortunately, there are professionals in every industry that are a poor representative of their profession.  This can be solved and easily avoided though.  Ask your friends, family and co-workers for references then interview several of them.

Because you can… or can you?

There are over 200+ tasks a REALTOR® performs during the course of a transaction.  And we’re not talking about assembling a piece of furniture from IKEA either.  There are legal and financial ramifications involved that if not done properly could have severe consequences on you.  Let’s compare selling your home yourself to a Do -It-Yourself project.  You have to know what you can and cannot to i.e. your limitations.  When is a good time to pay someone to do the job for you?  Buying or selling your home is certainly  a project you do not want to take on yourself.

Like most REALTORS®, I work full-time at selling homes… what do you do for a living?

Do you know how to prepare your home for selling?  I’m sure there’s a YouTube video on it somewhere.  Unfortunately, it’s not a one size fits all scenario.

Do you know how to properly price your home? Sure you can just use some popular real estate website… they’re always right.  If you price your home improperly from the beginning your home will stay on the market longer and potential buyers may not give it a second look wondering what is wrong with the home.
