How to Study for and Pass Both the Real Estate Sales Associate Pre-Licensing Course and the State Licensing Exam.

OK… so you’ve decided you want to get into real estate and get a Sales Associate license in your respective state.  Three words:

FAN

TAS

TIC!!!

Before I get into how to study for the pre-licensing course (or what worked best for me), I’d like to add in order to be successful in real estate you do need to be somewhat of a self-starter.  Most brokerages will give you the tools, resources and training you need, but success will largely depend on your ability to continually learn, prospect regularly and have the ability to multi-task.  And if you’re an introvert, no worries you’re not the first and won’t be the last – you can have success!

Just so you can understand the BIG picture here’s a rough process of how to get a sales associate license (based on Florida) though it may be slightly different in your state:

  1. Find a pre-licensing course that meets your needs.
  2. Take the 63-hour pre-licensing course and pass the class exam… you’ve got this!
  3. Get your fingerprints at a licensed and recognized facility. Some real estate schools provide this service (though not for free) and will have a vendor come to class.
  4. Submit your application to the appropriate licensing department in your state where the fingerprint vendor will forward your finger prints to said department where they will be married together with your application.
  5. Upon approval, schedule your state exam (likely with Pearson Vue)… and pass the exam!
  6. And I’ll add a conditional step as it just made sense to me so I did it. Take your post-licensing or (GRI) equivalent soon after you pass the state exam as some material is similar to the pre-licensing, you’re already in “study-mode” and there is pertinent material in the 45-hour post-licensing that is helpful in starting your career in real estate as it pertains to business planning.

There is a reason 1 in 2 people do not pass the state licensing exam… it is difficult.  Many years ago I took the life and health insurance licensing exam and I thought that was hard.  This was infinitely more difficult mostly due to the sheer abundance of content required to perform the many services available as a licensed sales associate and REALTOR®.  I have to say that it took several weeks for my state licensing application to get approved and I studied every day so when it came down to “test day” I felt confident and the test was not as difficult as I was convinced it was going to be.

It doesn’t have to be hard as we all learn in different methods i.e. in-person learning, live streaming, reading, watching videos, writing content, flash cards, study buddy, repetition, etc.  It’s important to choose the method(s) that work best for you.  Here’s what worked best for me:

  • I chose a real estate school that offered in-person learning with good reviews. Be sure they are recognized by your state’s department of licensing.  I learn better in an immersive live venue.
  • Different schedules are offered over one week, two weeks, four weeks or at night over longer periods of time. I chose the two-week schedule as I felt one week would be entirely too fast and the others were too long for my timeframe.
  • After seeing the class study schedule, I read the next day’s chapters the day before so that I could use the actual class session for clarification of anything that was unclear.
  • Ask questions for clarification… there is NO SUCH THING AS A SILLY QUESTION. You’ll likely be asking a question that others are thinking, but too hesitant to ask.
  • It is statistically proven that writing something down increases the likelihood of retaining information. Let’s just say my writing is similar to that of a doctor writing a prescription so I kept notes on my laptop and created a spreadsheet noting chapters as follows:
    • Green: easy chapter.
    • Yellow: requires review.
    • Red: Difficult and requires extensive review.
    • Percentage of the class and state exam noted.
    • Flagging chapters with math.
    • A study schedule.
  • I also kept an Excel spreadsheet file with tabs for the following information:
    • My data dump of information I’d write down immediately upon taking an exam so I wouldn’t have to remember for use later.
    • Mathematical formulas.
    • Pertinent dates.
    • Pertinent laws.
  • Additionally, I created and studied flash cards.

Some students in my class formed a study group.  I preferred to study by  myself as my study habits may not have aligned with others.

Also, there are countless videos online and you’ll get emails from coaches and schools, but I’d be weary of adding too much content to your study schedule.  A reputable pre-licensing course (be sure to check their reviews and ask them questions) is providing you everything you need to pass the state exam.  I’d only seek third party resources if you need clarification on something and are unable to find assistance through your school of choice.  Keep in mind your class instructor wants to be helpful and answer your questions as they are hoping that you will consider them for your brokerage of choice to hand your license when you pass your state exam.

You need to decide what works best for you…

The first few days will be a little intimidating as you will essentially be “drinking out of a fire hose” with a lot of information, terminology and math thrown at you in such a short amount of time.

Clear your schedule of any other activities, as much as you can, to free your time and commit to eating, breathing and living the pre-licensing course during the duration of the course.  Do continue to study when you pass your class exam until you take your state exam.  Some days I would study a few hours and others I would study all day and then some.  One thing that I learned in college; it is difficult to retain information when you are tired so you need to do one of two things when you get tired.  #1 take a 15–30-minute break and take a nap, take your dog for a walk i.e. anything to rest your brain.  #2 you may just need to call it a day and not study the rest of the day.

When it comes time to schedule your state exam here are some suggestions:

  • Schedule the exam on a Monday so you can study and relax during the weekend.
  • Select a time in the morning after you can wake up, get ready, have a nice breakfast and not be rushed to get to the exam.
  • Prepare what I call a “dump sheet.” This is a few things that you have a hard time remembering like maybe a formula, piece of legislation or something important that you can write down as soon as the state exam starts so you don’t have to recall it later when perhaps you’re a little tired.
  • Prepare for the exam by taking all required credentials and paperwork, which usually includes your driver’s license, original class certificate and appointment information.
  • Consider taking an approved calculator to make easy work of the math questions.

Some people are not good test-takers and some are not.  The good news is you… can… do… this.  Here are some suggestions for actually taking the state exam:

  • Do not rush… there is “plenty” of time to take the state exam.
  • In your first exam review, answer all of the questions you are 100% correct.
  • In your second review, answer all of the math questions that are 100% correct.
  • In your third round, troubleshoot the other math questions. I always tried to do math earlier on in any exam as I wanted to be fresh and alert when problem solving.
  • In your fourth round, answer all the remaining non-math questions.
  • Feel free to take a five-minute break to stretch your legs… you have plenty of time.

Keep in mind the following when answering questions:

  • Read the question several times to understand exactly what information the question is giving you and exactly what answer you’re being asked to find. Then write it down on a separate space, likely a conventional or digital dry erase board provided.
  • It is very common for additional “unneeded” information to be given to confuse you.
  • One word can change the entire context of what you will be asked to solve.
  • Always choose the “best” answer as you will likely be given two correct answers in some circumstances.
  • It is very common for you to find answers to an unsolved question in another question that you’ve already read in one of your exam reviews.
  • If the wording is confusing turn each answer into a True/False question.
  • If you have to guess… read each answer carefully, make it an educated guess and stick to it.

It is never too late for you to make a career change.  I know people that have done so well into their 60’s.  What you should do though is talk to as many of your friends that are realtors to understand what day-to-day life is like as a realtor to see if you may enjoy it. I will tell you that I know just as many people that do real estate part-time as those that do so full-time.  Whichever route you choose, I would encourage you to make a plan… plan for success!

In one of my future blogs, I’ll share with you the plan I created to do real estate part-time (though I actually decided to do it full-time).  And I’ll also write a blog on how I vetted and interviewed several dozen real estate brokers that lead me to my broker, Coldwell Banker in Southwest Orlando, of which I enjoy working so very much!

I Live in Dr. Phillips and Love It… Let Me Tell You Why You Might Love It, Too.

I absolutely love writing! I love the excitement of finding a topic that intrigues me, the research in educating myself on said topic and the writing process itself.  My hope is that you’re able to take away one thing from any blog you read and use or adapt it in your own life… Enjoy!

There are a lot of great neighborhoods in central Florida, but I have to say that I absolutely LOVE my community… Dr. Phillips!!!

Dr. Phillips is a community in southwest Orlando that runs east and west between I-4 and Apopka Vineland Road, north just passed Bay Hill Golf Club and south to Darryl Carter Parkway. Let me rattle off some quick facts for you…

Like many things in the area… it is named for Dr. Phillip Phillips.  He was a remarkable business man who was very charitable with the fruits of his labor.1

Land area is about five square miles with a population of about 11,000 people.

Theme Parks
It is centrally located to Walt Disney’s Magic Kingdom, Epcot, Animal Kingdom, Hollywood Studios, Typhoon Lagoon, Blizzard Beach, Disney Springs, Universal Studios, Islands of Adventure, SeaWorld and Aquatica. And in many places by land or if you’re on one of the many lakes in the area like the Butler Chain of Lakes or Big Sand Lake you can see the fireworks at all of the theme parks.

 

Highways
Easy access to Interstate I-4 and other highways like Apopka Vineland and Winter Garden Vineland Road.

Restaurants and Nightlife
In addition to having access to all the restaurants at the theme parks, we have a lot of franchise and locally owned venues scattered all over the area including home to “Restaurant Row,” which hosts every type of restaurant you would imagine from casual to fine dining! We’ve got everything from Noodles and Company, Panera and Starbucks to Eddie V’s (one of my favorites they always provide stellar service) and many restaurants hosted in Dellagio Town Center. There are also some great family-owned restaurants in the area!  And if you’re a bit of a night owl we have some great local bars (as well as cigar bars) and restaurants that are up late with live music and delicious beverages to enjoy among your friends and neighbors in Dr. Phillips!

Religion
If you are driving on Apopka Vineland and can’t find religion you must have your eyes closed. I’m a member of Holy Family Catholic Church, but there is also St. Luke’s United Methodist, Salem Lutheran and several others. There are at least half a dozen churches in Dr. Phillips and I’m fairly certain there’s something for everyone!

Parks
Dr. Phillips, Florida, Orlando, Cory Prado, RealtorThere are several parks in the area… most notably Dr. P. Phillips Community Park that has countless amenities: soccer fields, baseball fields, basketball courts, pavilions, grills, volleyball courts, a dog park, a splash pad and bike trails! We are also close in proximity to Bill Frederick Park which hosts a large tennis crowd, both recreational and for tournaments.

 

 

Schools
We have over half a dozen schools in our small community including daycare, elementary, middle and high school. Schools include Dr. Phillips High School, Dr. Phillips Elementary, Southwest Middle School (where my niece goes to middle school), Holy Family Catholic School, Sand Lake Elementary and others. Lake Buena Vista High School opened in 2021 and another school is on the way. We have some of the highest rated schools in the area including a couple of private schools though the local churches and other organizations and you can learn more about them HERE.

Boating
Several of the neighborhoods have their own landing with access to Big Sand Lake and there is a public landing with access to the Butler Chain of Lakes just a few minutes north of Dr. Phillips. However, we do have a private club called the Orange County Sportsman’s Association with a gorgeous lakefront facility that includes a playground, two boat ramps, indoor and outdoor facilities for rent (for members), member events, boat and kayak storage and they even host several events for members throughout the year! I’m a member at the OCSA and it is one of the best kept secrets in our community and a beautiful place to spend the day!  Now, there is quite the wait list to join so if you’re thinking about it go ahead and put your name on the list as soon as possible. There’s no better place to watch a sunset than on the Butler Chain of Lakes!

Golf
We are lucky to have two of the nicest golf courses in central Florida i.e. Bay Hill, home of the Arnold Palmer Invitational, and Orange Tree Golf Club, which is a private golf community.

Neighborhoods
If you drive from one end of Dr. Phillips to the other, you’re going to see a diverse range of neighborhoods from new to established neighborhoods in all price ranges. Some have very large yards and some smaller for those that would prefer to spend less time working in the yard and others are gated communities. There are waterfront homes, apartment homes, townhomes, condos and villas!

Shopping
Dr. Phillips, Florida, Orlando, Cory Prado, RealtorWe have just about every type of retail store conceivable that you might need and within a few minutes you’ve got access to the Prime Outlet store, Marketplace at Dr. Phillips, Plaza Venezia, Phillips Crossing and just a few minutes further access to two malls… Florida Mall and Mall at Millenia. Currently under construction is O-Town west, located close to Lake Buena Vista High School (where my other niece goes to high school). And we have our very own local Ace Hardware Store of which I am a frequent customer.

 

 

Community
Dr. Phillips is a community and a melting pot of diverse demographics. I frequently run into people I know in the area as I seldom have the need to leave Dr. Phillips, except when I’m meeting with clients and customers, and I love it! We have numerous local events through the year like school events (sports, clubs and other events), the Taste of Dr. Phillips, The Arnold Palmer Invitational, food truck events and countless others.

I wouldn’t be able to forgive myself if I didn’t care out some space to mention the Dr. P. Phillips YMCA. This YMCA is the nicest YMCA on the face of the planet thanks in no small part to Dr. Phillips Charities, Arnold Palmer and countless other individuals and organizations. I think of the Dr. Phillips YMCA as the unofficial hub of Dr. Phillips providing a safe place for everyone. Some of the amenities include: wellness floor, group exercise, lap swim pool slide and children’s pool, racquetball, basketball, state-of-the-art locker rooms, physical rehabilitation by Orlando Health, youth sports, pickleball, food and beverage options (coming soon), community events open to the public and countless other programs for all demographics focusing on mind, body and spirit. And I must humbly add I’m a little biased… as I’m a volunteer at the Y.

Other neighborhoods
As I mentioned earlier, there are a lot of great communities in central Florida and they’re all within a short drive. Some very popular area include Lake Buena Vista, Windermere, Winter Garden, Winter Park, Gotha and of course downtown Orlando. And let’s face it… as a local you learn your way around the tourist traffic!

My Journey to Real Estate and Working with Coldwell Banker.

I absolutely love writing! I love the excitement of finding a topic that intrigues me, the research in educating myself on said topic and the writing process itself.  My hope is that if you’re able to take away one thing from any blog you read and use or adapt it in your own life… Enjoy!

How I came into Real Estate and working for Coldwell Banker?

Like many people, I’m still searching for a job I love…. And I think I’ve found it.  I’ve had several careers all of which I enjoyed for different reasons.  And I know many people who absolutely love their chosen profession and just as many that loathe going to work. This brings me to the famous words written by Harvey Mackay:

“Find something you love to do and you’ll never have to work a day in your life.”

Truer words have never been spoken.

Some time ago I made a decision to make yet another career change and had no idea what that would be.  Afterall, there are countless options out there so many it’s overwhelming.  I read books on finding your path, spent hours upon hours searching the Internet and talked with many of my friends.  I came to the conclusion that my next profession needed to incorporate a few things:

Flexibility: The ability to seamlessly weave my various volunteer efforts into my day-to-day schedule as community involvement and volunteerism are very important to me.

Detail-oriented: A career where I can utilize my love of spreadsheets and detail.  I’m highly detail-oriented to the point of OCD and for those of you that have the same skillset recognize it as both a superpower and a curse (my kryptonite).

Socialization:  I love meeting new people, getting to know them and immersing myself in different communities.

Challenge: I still love to be challenged on a daily basis and the mental and emotional discipline required to take on a large task by breaking it down into smaller steps and accomplishing said task.

Personal Fulfillment: I enjoy volunteering so much that as silly as it seems if I could get paid to be a volunteer (yes, I know that’s an oxymoron) I would do so tomorrow.  That being said, providing a service that truly brings happiness would bring me joy.  I remember how long I searched for my home as I was looking for very specific things.  My agent was the most patient person on the planet.  And I love going home, being in my home and it has every feature I want in a home and a neighborhood.

After months of self-reflection and a little prayer, I decided a career in real estate was a great next step!  If I can help people buy their first home, find their dream home, sell a home and accomplish their real estate goals while giving an exceptional experience and helping them feel the way I did when I bought my home… I AM ALL IN!

So now what?

Figuring out how to get a real estate license was easy i.e. pre-licensing course, lots of studying and passing the state exam.  By the way, I’ve got some great suggestions on vetting real estate schools as well as studying and passing the 63-hour sales associate course (and state exam) that I’ll share in another blog.  The more important task at hand was to identify which brokerages I wanted to interview.  Sure, I could have just picked the closest brokerage, the broker I’ve seen on a billboard or a targeted online ad.  However, I’m not one to jump around a lot from company to company and I wanted to work in an office that included certain aspects:

  • I want to like and enjoy the company of my co-workers.
  • A team environment where employees help one another.
  • A social component where people socialize outside of work.
  • Challenging employees to better themselves in achieving company goals.
  • Being rewarded appropriately for my efforts and commitment.
  • A space of respect, morals and professional couth.
  • And any company that embraces volunteerism and community involvement gets high marks in my book.

Culture is the most important thing to me in an office environment.  Let’s face it… most people quit their jobs due to a bad boss, feeling undervalued or recognized, non-competitive benefits, nature of the work, mismatched culture fit or being overworked.  So I did what made sense to me and asked all of my friends who I know are well-engrained in the community if they know a realtor or broker they like and if that agent enjoys their brokerage.  I developed a very long list of companies supplemented by names I’ve heard and those in the Orlando Business Journal.  Then I spent countless hours on the Internet researching different aspects of each company including culture, brand recognition, training, local reputation and some hard metrics as well as talking to agents that I knew worked for brokers.

The hard work was done then I proceeded to conduct a dozen or so first interviews and narrowed that list to three potential brokerages and conducted second interviews to get answers to the questions that meant the most to me.  I wasn’t looking for the broker that was closest to me… I was looking for the best fit for my preferences and needs as a new agent.

Enter Coldwell Banker…

Coldwell Banker (CB) is one of the oldest real estate brokers on the planet having been founded in 1906.  They are continuously recognized for growth and market presence offering a culture emphasizing Home, Awesomeness, Ingenuity and Excellence on a local, regional, national and global level.  Having been in business for over a century they’ve developed education, marketing systems and transaction support (in my opinion) second to none including ancillary services with titles, lending, luxury homes, rental homes, property management and commercial real estate.

One of my favorite aspects of Coldwell Banker is Coldwell Banker Cares, their philanthropic arm of the company.  My brokerage, Southwest Orlando, has its own CB Cares Committee.  They are located in the heart of Dr. Phillips just a few minutes from my home (so I can look after my dog throughout the day).  AND it’s a stone’s throw away from two other places I spend a great deal of time – The Dr. P. Phillips YMCA and Holy Family Catholic Church.  Big bonus… I even like the corporate color… blue.  It’s the same color as my scuba gear!

That being said…

Now you know the journey that led me to real estate and Coldwell banker.  My goal of being a local market expert in my community, Dr. Phillips, and that of being a resource for all things real estate to my friends and neighbors I well under way.  And I have to say I am very excited about the many opportunities available in real estate and a career path at Coldwell Banker where I’m empowered to help both my customers, clients and fellow agents in any way I can to achieve personal and professional success.  I’m going to love it here!
